Request for Architectural Review, Subdivision and Variance (to Special Setback) to allow the demolition of two existing buildings with the combined square footage of approximately 17,000 square feet. Construction of approximately 86,500 square foot four-story mixed-use building and two levels of below-grade parking. The new structure will include 102 for sale residential units, and 1,800 square feet of ground floor retail space.

The 102 units consist of four two-bedroom/two-bath units, 66 one-bedroom units and 32 studios. As required by the City, 15% of these (16 units) will be designated for Below-Market Rate qualified users. The two-level garage provides 126 parking stalls (20 for retail use, 106 for residential), with no tandem stalls nor any mechanical stackers. The project also includes 102 long-term bicycle spaces and 18 short-term bicycle spaces.

Request for a Zoning Text Amendment to apply the Housing Incentive Program to the project site and vicinity including other CS zoned property along San Antonio Road between Middlefield Road and East Charleston Road; and Other Zoning Text Amendments to accommodate the development of Residential Mixed-Use Projects.
